Incumbent Brett Smiley holds a modest edge in trader consensus for the Democratic nomination ahead of the September 9 primary, reflecting his fundraising advantage and record on housing production amid a closely matched contest with state Rep. David Morales. The race remains tight due to policy divides on rent stabilization—Smiley vetoed a proposed 4% cap while Morales backs the measure—and recent endorsements for the challenger from former Mayor Jorge Elorza and Sen. Bernie Sanders. A July poll showed Smiley at 42% to Morales’s 38% with 19% undecided among likely Democratic primary voters. Early voting began August 20, and upcoming debates or shifts in turnout among key neighborhoods could alter the balance before the primary concludes.
