Persistent oversupply from pandemic-era construction, elevated mortgage rates near 6.5-7%, and elevated homeowner insurance costs continue to suppress demand in the Austin metro, anchoring recent median sales prices around $435,000 as of July 2026. These conditions have produced year-over-year price declines of 3% or more through mid-2026, with limited seasonal appreciation expected before September 30. Trader consensus reflected in the 82.5% implied probability on outcomes below $446K aligns with this trajectory, as broader economic factors including slower tech-sector migration and higher carrying costs limit upward momentum. Key near-term catalysts remain muted, with no major policy shifts or demand surges anticipated to alter the current path before resolution.
